Edition Ventures Ltd, trading as Powder Edition ("we", "our", "us"), company number 17100663, registered in England and Wales, respects your privacy and is committed to protecting your personal data. This Privacy Policy explains how we collect, use, store, and share information when you use our website and services.

2. Information We Collect

  • Account Information — name, email address, and profile details when you create an account or sign in with Google.
  • Enquiry Data — information you provide when submitting a property or general enquiry, including your name, email address, optional phone number, dates, guest counts, travel preferences, and messages.
  • Usage Data — information about how you interact with the Platform, including pages visited, searches performed, and features used.
  • AI Feature Inputs — the text you type into AI search or into the assistant on a property page.
  • Device Information — browser type, operating system, screen resolution, and IP address.

3. How We Use Your Information

We use your information to:

  • Provide and improve our services
  • Process and respond to property enquiries
  • Personalise your experience, including saved favourites
  • Send relevant communications (with your consent)
  • Analyse usage patterns to improve the Platform
  • Maintain security and prevent fraud

4. Legal Basis for Processing

Under the UK General Data Protection Regulation (UK GDPR), we must have a lawful basis for processing your personal data. The bases we rely on are:

  • Contract or pre-contractual steps — processing your enquiries, providing account features, and facilitating communication between you and property owners or managers.
  • Legitimate interest — analytics to understand how the Platform is used, fraud prevention, and improvements to our services. We balance these interests against your rights and only proceed where the impact on you is minimal.
  • Consent — marketing emails, newsletter subscriptions, and non-essential cookies. You may withdraw consent at any time without affecting the lawfulness of processing carried out before withdrawal.

5. Cookies and Tracking

We use cookies and similar technologies to maintain your session, remember preferences, and understand how the Platform is used after you choose your analytics preference. Until you choose, the only analytics we run is an anonymous visit count (Vercel Web Analytics), which uses no cookies and stores nothing on your device. If you choose "Only necessary", we use cookieless audience measurement. If you choose "Accept all", we use full analytics, including cookies, local storage, and session replay where enabled, to improve the service. Essential cookies are required for the Platform to function.

Click attribution

When you visit Powder Edition by clicking an advertisement, such as a Google Ads result, we store a small first-party cookie called pe_attribution that records the click identifier supplied by the ad platform. We use this only to attribute your enquiry to the click that brought you to us, so we can measure which adverts are working. The cookie is httpOnly, which means it is not readable by JavaScript, expires after 30 days, and contains no personal data. You can delete it at any time through your browser. We also briefly store the same identifier in your browser's local storage for up to 24 hours, alongside any UTM tags from the originating link, for the same purpose.

Advertising measurement

We use Google Analytics and Google Ads to measure how visitors find us and whether our adverts lead to enquiries. Google's tags load with advertising and analytics storage switched off. Unless you choose "Accept all", they set no cookies and send Google only limited signals without identifiers, which Google uses to estimate advert performance in aggregate.

If you choose "Accept all" and then submit an enquiry, we also share your email address and, where provided, your phone number with Google so it can match your enquiry to the advert you clicked (Google calls this "enhanced conversions"). These details are hashed in your browser before they are sent, and Google uses them only to measure advert performance. You can withdraw consent at any time through our cookie settings.

6. Third-Party Services

We may share data with trusted third parties including:

  • Property owners and managers — when you submit a property enquiry, your contact details and enquiry content are shared with the relevant property owner or manager so they can respond to your request.
  • Authentication providers (Google) for account sign-in
  • Analytics services (PostHog, Google Analytics, Vercel Analytics) to understand Platform usage
  • Advertising measurement (Google Ads) to measure whether our adverts lead to enquiries, as described in section 5
  • AI providers (OpenAI, Anthropic, Google) — when you use AI search or the assistant on a property page, the text you type is sent to one of these providers to turn it into search filters or to answer your question. We don't send your name or contact details with it, so please leave personal details out of what you type.
  • Mapping services (Mapbox) for property location display
  • Image delivery (ImageKit) for optimised image serving
  • Email delivery (Resend) for transactional emails such as enquiry confirmations and marketing communications

These services have their own privacy policies governing their use of your data.

7. Data Retention

We retain your personal data only for as long as necessary to provide our services and fulfil the purposes described in this policy. You may request deletion of your account and associated data at any time by contacting us.

8. Your Rights

Under the UK GDPR, you have the right to access, correct, delete, or port your personal data. You may also object to or restrict certain processing and withdraw consent where processing is based on consent. To exercise these rights, contact us at the address below.

If you are unsatisfied with how we handle your data, you have the right to lodge a complaint with the Information Commissioner's Office (ICO), the UK's supervisory authority for data protection. You can contact the ICO at ico.org.uk.

9. Data Security

We implement appropriate technical and organisational measures to protect your data, including encryption in transit, secure authentication, and access controls. However, no method of transmission over the internet is completely secure.

10. International Data Transfers

Some of the third-party services we use are based outside the United Kingdom, including in the United States and India. When your personal data is transferred outside the UK, we ensure appropriate safeguards are in place, such as the UK's adequacy regulations or standard contractual clauses approved by the Information Commissioner's Office.

Services that may involve international transfers include our hosting provider (Vercel), Google (authentication, analytics, advertising measurement, and AI features), AI providers (OpenAI and Anthropic), mapping service (Mapbox), image delivery network (ImageKit), and email delivery service (Resend).

11. Children's Privacy

The Platform is not directed at children under 16 years of age, and we do not knowingly collect personal data from children. If we become aware that we have collected personal data from a child under 16, we will take steps to delete that information promptly.
